| A TRADITIONAL HIGHLAND ESTATE OFFERING MIXED SPORT AND CENTRED ON AN HISTORIC COUNTRY HOUSE.
The original core of the house at Gledfield dates from the early 18th. century. The estate was purchased in the 1850s by the Matheson family who were largely responsible for the 'aggrandisement' and restoration of the property during the late 19th. century.
The Matheson wealth was derived from the Jardine Matheson empire - the great traders of the Far East. Modifications and improvements were carried out by the well-known architects Ross & Macbeth, under the instruction of Sir Kenneth Matheson, from 1895 to 1907.
Gledfield was again restored in the late 20th. century, having fallen into a state of neglect and is now a beautifully appointed and well-maintained property, retaining many of the features introduced by Ross & Macbeth.
Some of the exterior features include Dutch gables, bowed window bays and dormer windows, while the reception rooms contain fine plaster cornices and ceilings as well as marble fire surrounds in the style of Robert Adam. Since its purchase by the present owners in 1999, considerable care and attention has been lavished on Gledfield to present a magnificent estate, centered on an important highland sporting lodge.
The estate contains 8 houses/cottages and includes a site with planning permission for a new lodge. The in-hand farm includes a range of traditional stone buildings.
The Gledfield Estate totals 6,981 acres / 2,825 hectares, of which, 2,219 acres / 898 hectares is commercial forestry. Gledfield works closely with the adjoining estates with Deer management and is a member of the local Deer Management Group.
In common with many Sutherland moors, the Gledfield hill is traditionally shot over pointers and historical records dating back to 1931 are available. There is also a continuing programme of heather burning, vermin control and laying of grit. In addition to Grouse, there are Ptarmigan at higher altitudes and Black Game have been seen on the woodland fringes. The woodland and low ground topography offer potential for Pheasant and Partridge drives, as well as Woodcock. In addition, Loch Newton and two of the ponds in the policies are fed for Duck.
The farmland at Gledfield includes grazing fields, mostly concentrated on the low ground of the estate. The land is well fenced and watered. The farmland is now wholly in-hand and an area of about five acres on the hill has been devoted to a permaculture experiment where fruit trees and shrubs have been planted.
The accommodation, over four storeys, has been finished to an exceptionally high standard. There is a Reception Hall and three impressive Reception Rooms on the principal floor, all of which enjoy fine views over the surrounding grounds. The Drawing Room and Dining Rooms are on a grand scale, with superb Adamesque moulded ceiling plasterwork and natural light, giving an interior that echoes the exterior quality and beauty of the house and its setting.
A great deal of thought has been applied to the use of interior lighting, which results in highlighting the exquisite ceiling designs in particular.
Other rooms on the principle floor include a Library, Gun Room, Music Room/Studio and an exceptionally well equiped kitchen by Clive Christian of Edinburgh.
There is also a Staff Flat of 3 Bedrooms as well as ancillary accomodation.

There are two beautifully restored and colourful walled gardens lying to the west of the house. The standard of landscaping complements the main house and policies.
The inner walled garden has colourful herbaceous borders and lawns, plus a large, productive vegetable garden and a herb garden. There is also a colourful and fragrant rose garden.
The large outer walled garden (100m x 35m) has herbaceous borders leading the eye to the Loggia integrated in the rear wall. The walls are dressed with fan trained fruit trees bearing Apples, Plums and Cherries. One half of the garden contains rows of Raspberries and Strawberries producing large crops, while the remainder is laid out with Blueberry, Gooseberry, white, red and Blackcurrant bushes, finishing with a row of Blackberries.
Beyond the stable block are a log store, four kennels, and a deer larder built in 2001 to European standards and comprising a hanging chill, preparation room and walk-in freezer.

|ESTATE PROPERTIES AND GROUNDS:
The woodlands surround the house and extend down to the River Carron, providing excellent private access to the riverbank. There is approximately 1 mile of single bank Salmon fishing, with 15 named pools. Three ponds close to Gledfield House are stocked with Rainbow Trout.
Within the surrounding grounds there are eight estate houses and cottages which have been comprehensively refurbished since 1999.
